17 July 2006: Summary of the VII Forum of Knowledge: Assets


The VII Forum of Knowledge of Mercamadrid, dedicated to ASSETS, was held on 27 June 2006 in the Exhibitions Room of Mercamadrid's Administrative Centre, between 7:30 and 9:00 a.m.

The event counted with the presence of Mr. Victoriano Casajús Díaz, Chairman of Lysys Real, who gave a speech entitled "Savings and Energy Efficiency", providing many data of interest to clarify view and ideas amongst those attending.

The VII Forum of Knowledge was presented by the Chairman of Mercamadrid, Mr. Luis Blázquez Torres , who stated the following: "As we follow the road towards excellence, the opinion of persons such as Victoriano Casajús, based on knowledge and experience acquired over many years, is essential for Mercamadrid. Consequently, we should all take advantage of today's learning opportunity".

Next, Mr. V ictoriano Casajús Díaz, Chairman of Lysys Real, indicated that since Spain is a country that depends on outside energy (75% of the primary energy consumed is imported) and experiences an annual increase of 3,000 megawatts in its energy demand, our general energy savings criteria should be based on the following:

- Creating energy awareness amongst consumers.
- Preventive, predictive and corrective maintenance.
- Control of expenses and energy consumption.
- Technological innovation (updating of technical means and the use of the best available technology).

Mercamadrid consumes 4,100 megawatts/hour/year, representing 14/thousand of Madrid's total consumption and a cost of 250,600 euros/year.

Furthermore, Mr. Pedro Hurtado Pérez, Assistant Manager to the General Sub Directorate of Assets, in his speech entitled "Works and Installations", mentioned the major works projects undertaken during 2004 and 2005, described below:

There are also minor works being executed by companies located in Mercamadrid's Industrial Food Estate:

The remodelling work carried out by Mercamadrid includes a Reform of the Electrical Installations, both in the Fish Warehouse and in the Fruit and Vegetable Warehouses:

- Fish Warehouse:
The investment made in the reform amounted to 907,839 euros and Mercamadrid participated in 65.5% of the project's costs.
The reform was completed in February 2005 and consisted of a centralised meter system, individual electricity supplies and the lighting of common areas.

- Fruit and Vegetable Warehouses (ongoing works):

The project's investment amounts to 2,033,099 euros and Mercamadrid is bearing 50% of the costs.
The electrical reform of the fruit and vegetable warehouses involved the following:

o A reform of low-voltage installations.
o A power increase.
o Individual electricity supplies.
o Lighting of common and emergency areas.

Mr. Manuel J Cano Martín, Assistant Manager to the General Sub Directorate of Assets , described in his speech entitled "Technological Innovations" the innovation projects being executed in the Industrial Food Estate:

- Electronic Offices:
Twenty electronic offices will be installed, offering on-line administrative user services and free Internet access, e-mail, etc.

For the moment, 5 of these 20 electronic offices have been installed and are expected to begin operating on 1 July.

- Mobile Car Inspection Unit (ITV)
This mobile unit shall provide standard ITV services, further to applicable regulations.
It may possibly be located on the lower platform, in the parking lot next to plot B-4 "Ibérica de Patatas" Warehouse).

- Mobile Telephony Posts
The Industrial Food Estate has antennae belonging to the main mobile telephony operators (Telefónica Móviles, Amena and Vodafone).

- Installation of a Technological Diffusion Centre

For the moment, Mercamadrid's installations on plot J-4 (former Mercamadrid offices) are being reformed in order to provide a multi-function professional section for the development of activities, meetings and other events held by various business clubs.

Mr. Andrés Berlinches Cerezo, Assistant Sub General Manager of Assets, summarised the tasks involved in Mercamadrid's asset management in his speech entitled "Asset Management". Amongst the essential steps, he highlighted major and minor works, electrical and general installations, new technologies, maintenance contracts, permanent supplies (water and electricity) and an inventory.

To end the VII Forum of Knowledge, Mr. Jaime Parra Muniesa, as the Manager of the Environmental Management System of Mercamadrid, provided information on the agreements and decisions that were adopted at the last Review of the Environmental Management System (SGMA), held on 18 May:

- Review and approval of the company's Environmental Policy.
- Approval of the Environmental Training Plan.
- Review of the Auditing Report.
- Review of the steps taken to resolve any outstanding Non-Conformities.
- Evaluation of the company's environmental matters.
- Planning of Environmental Objectives and Aims.

Furthermore, the dates for the next SGMA review audit, according to Rule ISO 14.001, were scheduled for 24 and 25 July.
